An, I hope that my contributions were not vexatious for you.You are correct I didn’t understand everything you were trying to get at. I am glad you understand the importance of timing.
I agree that, like everything else, timing will make or break this concept. With the interest rate for both short and long term well below historical mean, I’m just betting that it will return back to at least historical mean. So, you might not break even right away, but you might be able to in the future and through the span of 30 years, hopefully you’ll have the advantage. I’m using the same logic as what many people on here use in expectation that the RE price will fall back to historical mean.
