Its the seasonal inventory surge we typically see this time of year. Not unexpected at all as families looking to move over the Summer throw their home into the mix.

June 12, 2007 at 7:57 AM #58614temeculaguyParticipantA lot of schools let out this week, if you have kids it’s a pain to move during the school year, that is why there is always an uptick at the beginning of the academic summer. Usually the buyers come out now too, if they don’t the end of the summer will be very interesting.

June 12, 2007 at 9:45 AM #58644gnParticipantIf I want to move during the summer, I would put my house on the market in May & start house-hunting in May b/c if you add the time to find a buyer & the time to find a house & close escrow, it can easily take 3 months or more.
So, shouldn’t the “seasonal inventory surge” occur in May ? Am I missing something here ?

June 12, 2007 at 3:39 PM #58793sdrealtorParticipantI’ll go one further. I’d get the house on the market no later than Mid-April and preferably mid-Febraury. Get it sold and spend a couple months in a short term beach rental which is easy to find in Winter/Spring.

June 12, 2007 at 3:53 PM #58801SD RealtorParticipantI could not agree more. Traditionally the months with the highest number of recorded sales are April, May and June. So if you take market time and escrow period into account, this implies you want to be on the market by mid February.

I have noticed that there are many properties on sale that are empty. How come homeowners are willing to wait with their empty houses for sale rather than to reduce their price a little bit to sell the properties more quickly. Is that the way to do business, or are they really rich?
