The other thing I think Is happening is some landlords are starting to sell at these high prices. Because the tenant pool this year for me was way better than last year, even with a $700/month price increase.

I guess a lot of long term tenants are being forced to move because the owners are selling. Fortunately, SFH are exempt from rent control (for now).
