You have done great waiting this long. If you can wait longer, try to do so. If not, then try to get the best deal you can and be sure to stay within your means. Look at this way, you have already waited this long so you are kind of over the hump… Maybe another year, another 10-20%…or at least a whole lot more properties at low prices that maybe don’t need cosmetic work.
