With porcelain , even in rentals you can make things pleasant. My rental house has neutral in the common areas and I brightened up the bedrooms with a soft yellow white 12×12 with light grout. It’s definitely still a commoditized unit but has appeal to more people.

I made a very nice looking bathroom 12×12 porcelain shower over a slightly oversized tub too. I think people will compare that small luxury to what they will get in most rentals in my price range and it didn’t cost me hardly anything. They pay to heat the water if they want to soak.
