I just closed on 2.5% no cost/points on a 15 yr with a local broker. The caveat is that it requires impound for the first 3 months (that can be canceled after 3 months)..
I had good experience with the broker, and he was recommended to me by AN. He does loans with different lenders I believe,. My lender happened to be Provident. Some people here had issues with Provident… I personally didn’t, beyond after the loan discovering some annoyances about their way of servicing the loan that others don’t have…
Provider for example charges small fees ($7.50) if you want to pay “on demand” online, versus automatic debit or snail mail.
The broker is a good guy and gets good rates and I think he works with more than one lender… For my other loan I’m doing, it’s not going through Provident…,
FWIW: I never met the guy in person. Did everything over the phone, over email, and over instant messenger, but that was my choice…
