Ok, so I was looking through San Diego magazine and saw an ad mentioning that there are like 5 other developments, all over $1 million in the same area as Sanctuary. They’re all like 4,000-6,000 sq ft. McMansions.
Are we looking at east Scripps Ranch as the next Rancho Santa Fe? I’m really curious to see how this area does over the next several years. I predict it will not do well. I think I heard some similar news about Santaluz and how nobody is buying there. At least it isn’t next to Miramar, and is in close proximity to Rancho Santa Fe.
August 25, 2006 at 6:31 AM #33160BugsParticipantI think Santaluz will be in the same position this time that Fairbanks Ranch was in last time, and that is as second fiddle and distant pretender to Rancho Santa Fe Covenant areas. Lots of people there bought when it cost a lot less, so there’s lots of room for price contraction without too much bloodshed.

It is really South Poway, I lived over there a few years ago, if you are familiar with south Poway/North East Scripps Ranch, it is kind of where the old General Dynamics plant was, not really in the flight path for Miramar. You can see Kohl’s of Poway from there. Again, the fees are horrendous, but if you are willing to commit yourself to an additional $1,000 to 2,000 per month for at least 20 years after you pay your mortgage, knock your self out! Also, Santaluz is gated and has a golf course, Stonebridge (name of this development) has neither of these.
August 25, 2006 at 10:26 AM #33216svferrisParticipantThe map did say “Not to scale”, but they definitely call it Scripps Ranch. I guess that’s a lot more prestigious than Poway.
I’m definitely not interested in the properties as there’s no way I’d be able to afford that in my whole lifetime. Just thought it was kind of a curiosity. I could find much nicer houses and areas to spend my money on (if I had it) than there.
I didn’t realize Sanatluz was gated. I live just south of there in Torrey Highlands and have been meaning to drive up and take a look around, just for fun.

There a subdivision going in south of the Poway business park, but that is accessed from Pomerado Rd, I think, so it is at the outskirts of Scripps Ranch. Unfortunately, it probably falls in the San Diego school district. The land is outside the Poway city limits. Poway has turned away the builders, as they want to keep their City in the Country ambiance. That’s why I love Poway so much; the neighborhoods are diverse, not those look alike tract homes.

August 25, 2006 at 11:07 PM #33357svferrisParticipantPowayseller: The Shea Homes website I linked above says “Sanctuary residents with children will appreciate the advantages of the Poway Unified School District”. My guess is that they aren’t in the Poway city limits, but they probably pay for the privilege of being in the district (as part of HOAs/Mella-Roos). When I was looking at various condos and townhouses in the Scripps Ranch/Sabre Springs area, I noticed a lot of them did exactly this. “Poway School district” means they can tack extra value (i.e. profit) into the selling price.
I went back and looked at the ad in San Diego magazine and the development is Stonebridge (as manMom noted). It looks like a big development, as they have 7 different communities.

StonebridgeAugust 26, 2006 at 1:38 PM #33407MANmomParticipantYes, Powayseller, it is not technically within the city boundary of Poway, I was merely providing a reference point for this svferris…finding Poway on a map is easier than finding scripps ranch, and looking at the adjacent areas it is easier to see just where this is. And it is Poway unified school district, but the residents pay HUGE taxes to benefit from that…I personally don’t think $1,000 per month is enough benefit, heck, you could send the kids to private school for that and live where you want.
August 26, 2006 at 1:41 PM #33411MANmomParticipantPS, Powayseller, SOME areas of Poway are very beautiful, especially green valley and highland valley, but there are many ugly tract homes in Poway, too. Just drive the areas around Aubrey, Robinson, Garden, etc…plenty of ugly homes there.
August 29, 2006 at 5:26 PM #33897powaysellerParticipantmanmom, i have written often about the poor areas of poway; i think last spring i said that about half of poway is poor. Just wrote a post yesterday about the 2 sides of poway: unique older homes in green valley, my favorite neighborhood, as well as bridlewood, gatewood hills, lomas verdes estates. highland valley is too rural for me. then we have the poorer areas with small homes, where we’re getting most of the NODs and foreclosures now: garden rd, community rd, and pomerado rd areas. lots of ugly poor homes in poway too. lots of look-alike tract homes in the ultra rich maderas estates, where the athletes buy their $3 mil and more homes. all houses look the same. been there, don’t care for it personally.
