I can walk to any retail I could possibly need from my house in 10 minutes or less. I can drive to the beach, golf, hospital, movie theatre, drs office, library and anything else I could need in 10 minutes or less. In suburban settings retail and residential should not be mixed but easily accessible to each other. Carlsbad also has large industrial parks and employment complexes all close by all but all self contained and not near any of the residential communities. You should really check it out. It is masterful in my eyes how they did this all in the face absolutely booming with the growth the last 30 years. head over to San marcos and you will see the complete opposite.
