If you have an ongoing leak and brown spots on your ceiling, the right thing to do is to fix the leak, then replace damaged/wet drywall. So you’ll have to cut out the drywall anyway. It’s not fun (especially mounting a new sheet without a drywall lift), but it must be done. You might as well start from the garage.
