I thought I would bump this thread because the house I mentioned in the OP has finally closed!

So to recap we have 3 very similar houses on the same busy street and the price trends are clear:
3792 Goldfinch St sold on 2/26/10 for 520k. 3768 Goldfinch St sold on 8/13/10 for 465k (REO). 3752 Goldfinch St sold on 12/29/10 for 445k.
Remember that 3752 was listed on 9/15/10 for 465k and ended up selling for almost 15% lower than 3792 and 20k lower than the bank owned home at 3768.
