FYI, I saw a property today that was sold new for $435K in 1988. It was on a 1/2 acre well landscaped with a pool. Experience tells me people spend at least 10% on landscaping/window treatments/paint and about 20% when they put in a pool. Lets say they paid $500K in 1988. The house was in very nice condition but all original. Let see some guesses as to what you think the house was priced at today and what you all think it should be fairly priced at today.
An earlier post on this thread (above) is the property that my links above (posted today) refer to. They are NOT referring to the subject of this very long thread. I apologize for any misunderstandings in this regard.
You are wrong about that one too. Last week you went on diatribe that buyers should relie only on local experts yet here you are commenting on the values of an area you said you havent been near in over 20 years and arguing with someone that could walk to these houses. You have no idea what you are talking about. You posted a property sitting on the corner of Summer Holly and Olive Crest which backs to RSF as a superior listing to a tucked away location in Windsor Estates which is a superior community to begin with. The location of that house is at least $100K discount.
Honestly, what are smoking? I dont need to wake up and smell the coffee. You need to stop the Wake n’ Bake sessions with the bong.
