Pretty much the point of my original post on the thread. Even if a buyer gives up their right to representation, the listing agent is still on the hook and can be sued for letting the buyer do something foolish. There is alot of liability out there as just like SD R and I said, you are better off going to the lisitng agent and trying to get something out of them (1% is reasonable, 2% probably unlikely but you could try). Of course their compensation is set in a contract they have with the seller and they have no obligation to give you a penny.
