Here are your Carmel Valley detached sales for June 1st to August 17th. There are always a few late reports so expect the numbers this year to be about 5 to 10% highe after all is said and done.
FYI- 2003 was the crazy year for RE sales all over SD County. 2004 started that way also but slowed down after May.
Biggest problem is that supply is always different and demand depends upon supply. When prices were skyrocketing in 2003 lots of folks sold and moved up all over SD County. When pricves turned downward the number of discretionary sellers plummented so there is a bit of demand that goes unfilled.
BTW, I am fairly certain that the median HH income for detached homeowners (not condo owners) is probably at or close to 200K. Not sure how we can get that figure but its gotta be up there.
