Very subjective and hard to quantify but poor condition is a deduction as a substandard locaton is. I think both would be about $10K deductions. Maybe more if I knew the exact location and prices but the real reward for you is getting a better house at the same price. The appraisal isnt a slam dunk in cases like that.
