I see direct evolutionary comparisons between Moreno Valley and Temecula. Boom communities that go bust in a major way, and I think more than anything these people from other areas (Hemet, Perris, Lake Elsinore, etc..) are coming to Temecula and renting not buying.
When the investors come in, the thugs and their Pitbulls and old Tahoe’s with 22″ rims aren’t far behind.
