Appraisers should NOT know anything about any contract or price…at least honest appraisers. An appraisal is a fair market value based on SALES DATA, not on what the agent thinks the price is or what is offered. I used to be an appraiser, although we didn’t do SFR’s, we did freeway right-of-ways.
