Anyways tough call on MM verses CMT. MM gets a bad rap by mostly uninformed people or people who rented in the not so great areas. For the most part, people who have lived there a long time and know it well are those who I would listen to. Good resources here as AN knows it well and sduuude knows CMT. In terms of property valuations I could dig through solds and solds and solds but…well I am a bit tired right now. I really think that the differential in the areas is something I would need to reconcile with myself/family more then anything else. The neighborhoods are really really different. Of course the housing stock in CMT is much older then MM so that is a factor. West MM on the canyons is okay, I have lived there when our kids were infants/toddlers and we would take them to the park at the end of Camino Ruiz alot. The neighborhood is quite diverse with a mix of Asian, Indian, and Russian folks. I think CMT will get you a bit larger lot and if you can get a nice place on one of the mtn streets on a canyon, well that would be my choice. Still that is simply personal and don’t take it for any more then that.
Both CMT and MM have bounced in a fairly strong manner in the past year.
