I’d say if the house is close enough to hear the trolly, price might be negative affected. If it’s close enough to walk to the trolly but not hear it, price is probably positively affected.
I remember sitting in my friend’s house in the Bay Area and hearing a whoosh! in the background. What was that? We asked. He and his wife sheepishly admitted that BART went by overhead about 1 lot over behind their house. We hadn’t noticed it while outside.
It really was not a big deal and after thinking about it, I don’t think it would have affected my buy decision at all, though I may have used it as a bargaining chip. Now, if BART had a horn on it, that would probably change my perspective.
