I agree the that the listing agent is important, probably more important. They’re the one trying to “herd the cats” (get the banks and the sellers all to agree). However as the buyer you have no control over who the listing agent is.

Control the things that you can control. You still increase your chances of closing the sale with a good agent on your side.
