If your requirement is 2000 and newer, then Westview are is your only choice. Those are not my favorite, since they’re crammed together. For the same money, I rather get the 2000 sq-ft house in South West Mira Mesa or for a little bit more, I rather get the houses north of Calle Cristobal. The south west houses were built in the 80s and houses north of Calle Cristobal were built in the 90s. Both group of 2000-2300 sq-ft houses have 5000+ sq-ft lot, while the Westview houses have a much smaller lot. Also, since you work in LJ, I recommend living on the West side of MM (west of Camino Ruiz). East of Camino Ruiz is usually where the traffic starts (due to the number of lights). From west MM to 805 is 5-10 minutes depending on how many lights you hit. I grew up in MM and I could get to UCSD in 10 minutes taking Camino Santa Fe to Sorrento Valley Blvd. and get on the 5. So, getting to down town LJ should be another 5 minutes.
I’m not too sure about your weather preference but there’s a differences in weather comparing east vs west of MM. During the summer, the differences could be about 5 degrees. The west side have a lot of canyons, so you do get quite a bit of canyon breeze vs the east side, which is all on a mesa. Last year, it only got unbearable for about 2 weeks w/out fans (w/ceiling fans, I was perfectly comfortable in those 2 weeks).
