If there are small issues with the property you probably wont have luck. If you find a big issue or even one that you can present as a big issue (even if it isnt that big) you may have some luck.
Here’s how: the bank doesnt know anything about the property because they never lived there, thus they have almost no disclosure liability. Once you find something and document it to them they have to let any buyer know about what you told them. Present them your findings with a quote to fix that item. Have a friend do the quote if possible so its nice and high. They will likely get their own estimate also but your high quote will be in their hands also. Dealing with you in a known manner can be preferential to dealing with the unknown with an unknown future buyer. Its a bit tricky to pull off but I got one of these through on Ox’s house (which had about 10 offers on it).
