A couple of things to be aware of:
* Make sure you’re comfortable with the hospital/medical facilities available in the Temecula Valley. Currently, the hospitals in the area are rather backwater and definitely not up to big-city standards.
*Make sure you know what special assessments/Mello-Roos/community facilities district fees will be added to your tax bill each year. Generally, the newer communities (built in the last 10 years or so) can have VERY high special assessments, resulting in very high annual tax bills, no matter how the low value of the property goes. This may be the case at the 4 Seasons, since it’s fairly new.
*On the other hand, I’ve heard of some issues with soil subsidence/cracked slabs in the Colony. I got this info second hand so I don’t know how serious these issues actually are.
