+2 on waiting. Or at least keep looking for places. Sometimes you get lucky and you find something no one else is looking.
My own purchase experience suggests that homes that have been MLS or fell out of escrow a few times seems to have the best opportunities for wheeling and dealing, even if there is nothing wrong with the house. My current home, I bought like this at a good discount…It fell out of escrow twice, and couldn’t be sold for months because the seller was sort of pigheaded (only allowed showings at the most inconvenient times,etc)
It’s almost like dating. When your a dorky geek and have no hot chick dating you, then no one else wants to date you. On the other hand, if you have that hot chick dating you, you’re chances of scoring again are significantly increased, since your popularity just went up a few percentage points…Find those house that looks like the dorky geek without the hot chick, but are otherwise fundamentally sound… (TG, you would be proud of me :))
