I would highly recommend Rancho Penasquitos. Good schools (in Poway SD). You have an easy commute south, down the 15 and the 163 and you also have a relatively easy commute north (56 west, 5 north). You have older established neighborhoods, many without HOAs and mello roos. And your still just 10-15 min. from the beach.
