My read on Scripps (and I can tell you about every listing here because I scrutinize them bigtime for myself) is that it should depreciate in a stronger manner if you can wait another 1-2 years. Old Scripps has depreciated slower then Stonebridge due to stronger leverage in that area.
I have been inside all of the homes that are currently on the MLS south of Pomerado that are under 900k. I like the one on Fairbrook but I wish it was a 4 bedroom and for my family we need more of a yard with alot of open space. I like the home though and the kitchen is very nice. Chantemar is a nice area south of Pomerado that we like. On the other side of the coin I am not a huge fan of the homes on Pinecastle. They are nice on the inside but the spacing between them is very poor, yards are small… yada yada.
As for the fire hazard yes alot of Scripps is in a fire hazard zone. However there are alot of beautiful areas in San Diego that are in fire hazard zones. You have to make that assessment on your own of whether it is something you want to live with or not.
I would say this, I think alot of places that you are looking at in the 800-900 range will be down 10-15% in 2 years.
