I would argue that a Serenata home has a better neighborhood and location than LCG. Bella Lago isa different animal. We are talking Aviara 92011 ZIP with Carlsbad schools, low HOA/Mello Roos and a mile closer to the beach vs. San Marcos Schools, high mello roos/HOA and foreclosures coming on every block.
The Toll Brothers homes are better builds than Baleras. There was also a premium for a 4000 sq ft home in 2000 as there werent many being built. That premium doesnt exist anymroe as you can find them on any corner. These days its harder to find a new build under 4000 sq ft in this area than over.
Like I said, it surprised me but there were defintely homes very nice close to 4500 sq ft in Aviara selling in the mid 500’s back in 2000.
