Okay the first disclaimer is that I would hold off simply because I think alot of the stock in this area will fall further. There is no doubt things will fall more hear. With that said here is a little info on this home.
1 – This is a short sale. Listing agent is Battiata.
2 – The original sale price was in the 460s back in 2001.
3 – Ask your agent to call Battiata. I would imagine there are several offers already into the lender on this home.
4 – Doing a simple search on SOLDs for homes over 3000sf in this area, (I used the polygon search function on the MLS) there are 5 solds for homes listed since 7/1/08 that are 4 bedrooms.

As far as schools and such go I will let others comment on that. My personal preference for this area is the other side of the 78. The homes up near the top of Via Vera Cruz are not bad.
Again, for San Marcos in general I would advise to hold off if possible.
Comp wise the pricing of this home is not to bad. I would be willing to bet a few dollars that Battiata already has a couple of offers into the bank on this home. Just my guess.
