Actually I have an offer in on Pudregal right now… The home needs ALOT of work but the lot is really ideal…it is just what I want… I had an offer on Caminio Calor but they countered us and I didn’t want to play anymore. Also Caminito Calor jacked the price 50k the day after Pudregal came on the market.
So I chased down the homeowner on Pudregal last year when the NOT was issued, (ps thanks to Asianautica on that) . I offered to buy off his current debt but he said no. Fast forward 9 months and the home forecloses…
Moovanup did you have the offer on Calor? I saw that they took like 140 days… so I take it you got pissed and walked? My read on the listing agent for that home is that he does not have alot of experience with short sales. When I submitted my offer he seemed to not understand alot of things I was saying to him. Of course the board here will love to know the owner of Caminito Calor is a mortgage broker.
I like Pudregal because of the orientation of the home and the size of the lot. Calor had a decent size lot but a small backyard, not alot of usable land.
In the end your patience will pay off. I would rather wait then buy now but if I got the Pudregal home I would get the lot I really want. Granted it is a few years earlier then I prefer but FOR ME, that is okay and I acknowledge and understand the market conditions.
