If you’re buying, why do you need a parasite … I mean broker?
Without a buyer agent, easier to talk the price down by the 3% that the parasite would normally get. Closings in CA are done by title agency, which will help you close for a much lower fee.
Not that hard to find listing agents’ direct phone #s in this day and age.
True but how to get access to MLS without agent? Anyways I agree its better to search on your own to get best deal and make offer.

No, you don’t need a parasite to use sdlookup to view active/contingent. As far as listingbook, I got set up with it by speaking to a parasite without signing anything.
Have you heard of Exclusive Buyer Agents? Their companies specialize in working with buyers only and would be able to recommend a good mortgage company as well. Those who belong to the National Association of Exclusive Buyer Agents (www.naeba.org) also have to uphold the organization’s Code of Ethics and Standards of Practice, which are more strict than real estate license laws or even the Standards as set forth by the National Association of REALTORS.

Thanks good idea. I think with my own research and negotiation skills and a RE attorney can handle buying process myself without a parasite. Convincing the listing seller agent to be there for the inspections is the only real challenge without giving them more percentage of the purchase commission.
Pre approval letter or approved?
Approved in less than a week, no way, not today.
I had a lender pre approve me. My credit union pre qual so need to get their in house UW to pre approve at lower rate. I’d rather buy at 3.25 versus 4%
