The wife and I have just started a serious home search and we are looking hard at the La Costa area. We have a few friends in the area but we are looking for a little extra insight into what specific neighborhoods fit our needs and we want to make sure we are not missing anything.
Basically we want to end up in a neighborhood that has a lot of elementary age kids and we need at least 4/3 2500 sq. ft. Like to come in at around $900Kish, a little more for the right place.
Our frontrunner neighborhoods right now are La Costa Valley and Arroyo Vista. Nod to LCV as having more inventory, lower prices, bigger lots, closer to shopping and community facilities. We are also looking at some of the slightly older neighborhoods like Sonata, Summerwalk and Santa Fe Trails but we are concerned that these neighborhoods may not have as many younger kids and instead have more highschool aged kids.
I have read some threads that briefly discuss these areas but they are old threads and I am looking for more up-to-date thoughts on the demographics of these neighborhoods, again with a focus on wanting a lot of elementary aged kids living there. Any input would be incredibly appreciated – THANKS!!
We’re more familiar with the older areas in La Costa. Some streets have lots of kids because the older homes have turned over after the original owners passed away. Some areas have more rentals, and they can have quite a few kids, as well. It really depends on the individual streets, as some streets are more active than others.

The LCV neighborhood is our favorite as far as the newer areas are concerned. Nicer homes, generally larger lots, etc. The Davidson homes are especially nice, but those are going for more money now. Still worth watching the area as a well-priced home will come on the market (and go fast) every now and then.
Thanks CAR! We are primarily looking at the newer neighborhoods and LCV is probably where we will end up if we move to La Costa. We are also looking at parts of CV and Scripps. The deal killer on La Costa may be the commute, as my wife is not interested in slugging it out every day to get in/out to clients in the Downtown area.
