There was another one that had a 1M reduction form last sale to list in the same gated community that came active a week or two ago I think it might have gone pending. I have the kids so can’t muster much more than superficial replies right now. Jamul activity is dead for the most part. Another property in a less “prestigious” area came up that it interesting. The owner got all the way to having the foundation formed and is apparently bailing. A few brand new, custom houses out here are short sales as soon as the the inspector signs the final.

Jamul may be going through some growing pains as well as this correction that every area faces. Jamul was growing from semi-rural to suburban affluent pretty quickly. That train might have lost a little steam. The notion of “prestige” takes a hit? The fires occurring basically back to back in the county seem to have had a big effect too. Gas prices can’t help, even though it seems that gas prices wouldn’t much matter to someone buying a 1M+ home.

Jamul presents some interesting living opportunities,It is a nice community with ranch and ranchette style view properties, some gated, some pretty wild and others in between. A hard hit down just makes it better from a “bang for the buck” perspective.
