So if anyone was wondering what happened to the old 92126_guy from back in 2009, I’m still lurking here’s a quick synopsis.

Went through the Chap 7, discharged in June 2009. My primary residence went back to the bank in Aug. 2010, the 3 other investment houses (different states) back in mid 2009. I moved back east for both family and frustration with California reasons in mid 2010. Turns out it wasn’t what I hoped so the wife and I moved back here in May 2013, and started looking for a house. I knew I needed a realtor that really knew the market and had an easy going personality, and always thought the forum’s sdr would be a good guy to work with. Couple emails to David and we are back in the race. I had to go with FHA and wait the 3 years from Aug 2010 date and a hefty MIP but found the house that was worth paying an extra $524 a month for (on a 610k purchase with 20% down). Here’s a pic or two to show off the best part of the house, just closed in Dec and glad I made the call to get a house that I don’t care if it goes up or down just want to be in there for the long haul.

Can’t say enough good things about David he steered me through the ups/downs of the home buying process. We did a lot of texting, and emailing at all hours, it was really interesting to see how technology changed the home buying experience. Even in back in 2006 most of our contact would have been phone calls, in person meetings, or overnight FedEx envelopes instead of almost instant realtime smart phone email and/or text messages about documents/schedules etc. He used the electronic signature for the official docs and if we needed a signature he could email me and I could just print/sign then scan to PDF any docs and send back using gmail. Nice to have a realtor up on the latest tech.

Now I just have to get rid of the Mortgage Insurance. My lender Chad Baird was excellent as well and we are going to try under the FHA streamline refi and maybe talk a conventional into a special exception for me after 6 months of on time payments. We’ll see.
