    First time poster here; I was referred by a friend when he learned I was thinking about selling my home.

    I’m just trying to estimate how much I’d be able to sell my home for. I was trying to look for comps in my neighborhood, but the inventory has been so low there just haven’t been many sales in my small part of PQ. There was one foreclosure up the street for $475 for the same model of my house just a month ago, but the Redfin listing mentioned a lot of water damage and work that needs to be done on it.

    Anyways, on to my question: what do you guys think of East PQ? My house is on Bernabe Dr, just north of Los Penasquitos Elementary School. It’s a 4bd/3ba 2-story house with 2200sf. The neighborhood is quiet, neighbors are nice, and the Black Mountain park is just up the streets where we can go running on the trails.

    I’ve read warnings on this forum about “Northeast PQ”, and was wondering whether that negative consensus extended down to my neighborhood. Comps that I’ve seen West of Black Mountain park are around $600K, but comps up in Rolling Hills are in the low $500s. Would piggs consider this area more like Rolling Hills, or more comparable to the rest of PQ?

    Personally, I don’t like the old PQ area that much but I can see how it could be very appealing to others, especially if you have a nice canyon view but most of the houses have a view looking up the mountain instead of down. It’s easier to get to the freeway than the houses west of Black Mountain which is a big bonus.

    I think that area is slightly better than the Rolling Hills area but slightly below the west of Black Mountain area. It’s probably the cheaper condos south of Black Mountain road that are bringing the property values down. The newer condos getting made should help with improving the community.
