How large is the MM townhome/condo (I think you mentioned it’s a 2/2)?… FWIW, @ $1600/month for a 2/2, she’s not really get a “great” deal anyway.
Maybe ask the LL/leasing company to install room AC in every room. That should be relatively cost effective for LL and reasonable cooling for your daughter plus the $100/month off.

Checking your legal standing with a lawyer at this point is probably wise.
And start shopping for a new place ASAP. If you can’t live w/o AC, then you have to make sure you have a place to go.
My counter offer would be “I can’t live without air conditioning” and “you have x days to fix it or I’m moving out at your expense.”

What I don’t get is why people don’t CHECK that everything in the ad exists and works BEFORE signing the lease?! “Walk-through.”
A lot of landlords are crooked asshats, so this kind of thing is expected if you don’t verify, and is easily averted with a few minutes of due diligence.

I am going to talk her into Carmel Valley or Del Mar. 1875 or 2 bedroom with 1317 sf as opposed to Mira Mesa @ 1595 for 1050 sf. I will just subsidize her 300 a month for a year until her husband gets raise. I hope the landlord makes her whole for moving expense and refunds the security as well as the 1 week in Sept. without air.
Anybody know of a place? Anyone know of a agent?
Only criteria is washer , dryer, air. I wonder if any other locations seem a value to anyone reading this . Their new day care starting in March will be in Clairmont . She works in Del Mar. He may insist to be fully paid for the 1 week too. To get any money back, you need to sound like you are ready to take them to court and that you won’t be intimidated.

Because some things fall through the cracks sometimes. For instance, if it’s in the middle of summer, are you really going to check if the heater is working?
Is it feasible to check if all the phone jacks/cable hookups are viable before moving in?

I can send you a few places that are run by big management companies, BUT $1875 for 2/2 in Carmel Valley *might* be a stretch.. Closer to $2k now for the better ones.

Hey, it’s not me, really, I swear!!! I only have a 1 bdroom in MM not 2….. And before the guy moved into mine, I checked that the cooling and it wasn’t working, so had to get a transformer replaced..
The funny part was the person’s spouse just relocated from overseas and thought that the place was too cold (even with the AC off). Given what you’ve already said, I’d say run, don’t walk away.
That said, I wouldn’t walk away without my money, because frankly, the LL sounds like an ___hat that is going to be a big you know what on getting your security deposit back.
Sad to say it, but lawyer up. Or at least, start with LegalZoom and craft a Formal Demand letter.

Even though San Diego is currently in a warm spell, it is nearly October and no AC will be needed for at least six months. Savings=$600. THEN ask for AC or move.

I assume, of course, the heater works.[/quote]That’s great if she was moving in November 1, but October can be quite hot and the nights don’t start really cooling off until November.
I’d take the $600 and sweat out the hot days (no AC where I live in La Mesa) but everyone is different.
