    OK, pipe-dreamer seller. Bought in 2009 for $875,000 (short sale, I believe); just listed (MLS 120002739) for $1,050,000, higher than ask price was when on the market in 2008. Nice lot (14k sq ft), on a small canyon. But, Arabella plan (~2400 sq ft house), which have been selling for $750k to $800k. All the current owner has done is add SOME landscaping (sod, stamp-concrete patio, a few trees and irrigation); interior painting/finish is same as 2008 (my wife an I nearly made offer in 2008, but thought that house was too small for $1 million price tag.

    Anyone have any idea what this seller is smoking? I’d like some of that…

    Asking price is just that… asking.
    I’ve seen a lot of very delusional asking prices.

    If you look at the redfin asking vs. selling prices for 92130 you’ll see that this could sell down in the low 900’s. That still seems high to me but the lot is very large and it’s on a canyon.

    I agree that this could go in the low 900’s, perhaps even as high as $950k. With that landscaping in the backyard, the owners might have put at most $50k into the property. Thinking that they can recover their $925k investment plus a 14% return over 2 years in this market is crazy.

    I was out on this street the last time something came up for sale.

    You can hear traffic from both Del Mar Heights Rd and Carmel Valley Rd.

    If you look at the master plan for Pacific Highlands Ranch, you’ll see Carmel Valley Rd will be even louder in the future.

    The big yard with the canyon view is nice, but I can’t imagine enjoying it while listening to cars speed by.
