You may want to google Phillipe Heller. I found him to be honest and a great inspector. He has uses up to date technology including infra-red to supplement standard moisture detection prong testing. You should be in the 400-450 range for the home size you mentioned. Other supplements you may want for additional inspections could be hiring a plumber to scope the drains/mainline. Hiring an HVAC guy to thoroughly hit the HVAC, (you can ask the seller to call SDGA to do a CO2 test on the furnace for free) and even a hygenist to take spore samples for mold. Generally those additional supplements are over the top but each buyer has a different threshold for inspecting things.

He seemed pretty damn thorough and was expensive but seemed worth it to me.

They are VERY thorough and prefer at least one of the buying parties accompany them (crawl in attic and crawlspace, etc).

I third UR’s recommendation. We’ve used them twice, once on a sale we backed out of, and again on our recent house. They were very thorough and professional. Yep, still a father-son-grandkids operation, which we liked, too. π
BTW, UR/Dan, I told them we got their name from you.

1. showed me some of the right problems the house had + showed me how to take care of maintenance stuffs.
2. Answered my emails when I asked him more than a year later asking for advices to fix 2 problems (plumbing leaks) we had. He gave me advices on how to determine if I could get the professionals or myself treating the small leaks…..etc. In that cases, I did it myself with his advice and it worked beautifully.
