So most longtime Piggs know I have down countless short sale listings. I think there are some great investment opportunities out there and wanted a place to post them. I have a guy that I work with who negotiates the short sales with the lenders for me. In addition to me he works with some other agents. I asked him to tip me off whenever a buyer walks on anything interesting and will post them here. If you are interested in any of them, send me a private message.

Here’s the first one:

3 bedroom 2.5 bath townhome in Chula Vista with 2 car garage. Low HOA fees in small complex with good owner occupancy. Short sale was approved by lender at $137,500 and buyer walked. Last two recent sales in complex were 10% higher. Have no idea as to rent but figure its gotta be at least $1500.

With 20% down and 4.5% interest rate the PITI+HOA are under $900/month. At $1500/month rent this is returning over 25% annually on the down payment.

Additional information. Peak pricing was $355K for unit. 2002 price was $250K. After this one sells 75% of owners will have bought at new low levels and building should be stable going forward.
