I haven’t really seen any town-homes w/o HOA but have seen some that are very affordable – $50-$60/month in the Rancho Penasquitos area. Here is an example of a low HOA twin-home:

Having issues adding a link but you can search the above home online. The HOA is only $56/month.
I think that a combined HOA/MR of $200-$300 is the max someone show pay but you see costs anywhere from $300-$400 usually. I’ve even seen some condos and town-homes with fees north of $400/month – ridiculous!

Maintennce on roofs requires the buy in of both owners and can be an issue or you can just re-roof your own and it will look a bit unusual. Some have nice backyards also.
