    I am a first-time home buyer. I am on the lookout for townhouses but what discourages me is the high HOA fees.
    Are there any townhouses that don’t have HOAs? Is that even possible? Even in townhouses with only 2 units under one roof and everything else separate, and no common amenities whatsoever, the roof is still a common shared structure. There comes a time when the roof has to be fully replaced, for example. How does one resolve such issues that impact both homeowners if there is no central figure like a HOA?

    Is it even advisable to go for townhouses without HOA? Or is it better to opt for ones with HOA even if it means HOA fees?

    Any comments/suggestions/experiences greatly appreciated!

    I haven’t really seen any town-homes w/o HOA but have seen some that are very affordable – $50-$60/month in the Rancho Penasquitos area. Here is an example of a low HOA twin-home:

    Having issues adding a link but you can search the above home online. The HOA is only $56/month.

    I think that a combined HOA/MR of $200-$300 is the max someone show pay but you see costs anywhere from $300-$400 usually. I’ve even seen some condos and town-homes with fees north of $400/month – ridiculous!

    They exist in my neck of the woods. In Carlsbad there are lots of twinhomes with no HOA and 2 car garages. Maintennce on roofs requires the buy in of both owners and can be an issue or you can just re-roof your own and it will look a bit unusual. Some have nice backyards also.
