San Elijo Hills or Rancho Dorado Community?

I am trying to decide between these two neighborhoods to raise a family of 4 (2 kids: 3 years old and 1 year old). Which community is more desirable assuming
same sqftage, same purchase price?

1. San Elijo Hills
Built in 2005
Nicely upgraded
No View

2. Rancho Dorado
Built in 2002
Need 40K to fix-up(paint, carpet, kitchen, etc)
Nice View
