Well, we finally pulled the trigger and joined the rest of the land speculators.

Some of the vital stats – we purchased for a price within a few thousand dollars of what it sold for in 2003. And it appraised at $30K more than what we offered/paid.

So, while there could be a nagging question “will home prices in SD continue declining?”, we have now broken on through to the other side.

We also decided to bite the bullet and pay points to get a pretty low interest rate. (30 year fixed).

And, Rich’s blog here deserves a lot of the credit for me and my wife avoiding many of the pitfalls that others hadn’t. I’ve been a Pigginton for what I believe is 6 or 7 years. I recall joining when there was a fee of some sort.

Citing quotations/theories I learned about on this blog has resulted in many thinking I’m nuts, and after the economic crash, many have said, hey dude, you called it! And everything in between.

Thanks to all the smart and experienced posters, and special thanks to Rich. Without this blog, I could have just as easily bought far earlier, paid more that I needed to, and might have made some really big (or bigger) mistakes. We need informative blogs like this if for no other reason than to help people learn and make more informed decisions; or, avoid making the wrong ones.

But from now on, I will be rooting for the other team. The team that believes the housing market will always go up, the economy will never falter, and we’ll live in this house forever.
