A coworker of mine rented a house to this guy. He is so busy that he let’s his real estate manager handles his renting application process. He paid rent the first month and then complained about roaches. The next month he stopped paying saying that his checkbook was stolen and somebody broke in the house. He said he would pay everything next month when he gets his bonus check. Next month, he is still not paying. He is traveling now. He will pay when he comes back. My coworker hired an attorney and filed for eviction. After some research, my coworker found out that his real estate manager is really his sister (with different last name) and she is living there not him. And she has done the same thing to the previous landlord. But according to the attorney of my coworker, they don’t want to bring this to court because they can’t prove that the lady is staying there and not her brother. Before going to court, this guy filed a complain saying the house is full of roaches, the water heater doesn’t work, and there is mold in the house which caused him to be sick and he had the doctor signed a few documents which looked fake but the attorney again said we can’t really investigate into the authenticity of the documents because of privacy laws. After a few weeks, he didn’t show up to court again this time saying he has emergency surgery.
What a nightmare. I have observed my coworker and I can tell you she is under constant stress because of this. She is slightly underwater in this house already and three months of free rent is the last thing she needs. I definitely don’t want to be a landlord after seeing this.
And I can’t believe that there are people like this, living free in a huge 3 br house by herself while other people are suffering. My coworker’s husband said “this is one negative aspect of US society, in Vietnam he would bring a few friends and they would beat the shit out of this lady and when the police come they will beat up this lady some more and that would be the end of it”.
One last thing to add, the scam artist is a realtor, probably a struggling one.

If you do your due diligence, you can avoid tenants like this. The next time, your friend needs to either do it herself, or hire a legitimate property manager.
