I’m sure SDR will agree. PQ is a much better option over MM.
I’m seeing the same thing in my areas of interest: Mission Hills, OB, Pt Loma etc. I think this year I might finally find something!

Interesting is also that the original owners have had a 5% annualized appreciation over 25years. Mira Mesa schools have become very good, many of them better actually than University City ones. The API scores are now close enough to the PQ ones.
North-West Mira Mesa around Calle Cristobal is especially nice area. It all depends what you want. Where do you have to commute to work? Do you have school-age kids?
