    Long Time reader, first time poster … I have been researching on this site for the past 2+ years. It has really helped me in my decision making. Thanks a lot to Rich and to all the piggs for this valuable resource.
    Coming to the point … after about 2+ years of research we have finalized on Aviara and Greater Aviara area of 92011. We are working with a Budget of $820k and targeting the Neo-Aviara neighbourhoods along Black Rail Road (Verona Point, Tesoro-De-Aviara and Encantada in particular) … Our criteria is 3000sqft, good size yard and may be some ocean view.
    Do you guys see any negatives with this area for low 800s ?

    p.s.: Triton St not included in research. Also couple of houses near Transmission Tower on Ocean Crest Ave are not included.

    we looked at following … has Huge Yard + Ocean Views + Pool … something very unique in this area … could be a great deal for under $850K (listed at $859)

    Appears to be nice but not as private as the first one … still could be a great deal if we can have it for around or under $800k.
