Although the 2 Penara houses used to have a premium over the Bannister house, for some reason, the premium seem to be gone or reverse now. Maybe people today do not like the power line and won’t put up w/ it like people in the past. Although this one sold in 10/09, based on what we know now, 10/09 should be lower than 10/10 in term of price. This comp Bannister house I just showed now is on the other side of the street, backing up directly to MM Blvd., yet it still closes at 460k. I remember it wasn’t nearly as updated either. I have a strong feeling someone will pick this up at 450k-460k. You can try to low ball them at 420k and see what they say, it never hurt. I personally wouldn’t have paid more than $440k for it and it probably would have sold for $440k in late 08 – mid 09.

This deal in Mira Mesa will make anything else seems overpriced.
