    I’ve been looking today at an REO which was a nice house, a bit above our budget that had a great expensive stamped concrete patio. There were some issues we’ve noticed.

    First, the patio was right flush to the house – no space at all for the stucco to breathe and water draining from the walls to evaporate. I thought there was supposed to be an air space/weep holes in between? In any case, even though it hasn’t rained for a few days, there were still some large wet spots on the side of the house right at the patio level.

    Second, there were no (French) drains made in the patio itself, causing some water to pool into puddles or create a muddy patch at the end.

    How concerned shall I be about the first issue, does it have to be fixed sooner than later and how much can it cost?

    The patio concrete is supposed to meet the house below the weep screed and below the level of the foundation that the outer wall of the house is built on. If it isn’t, water will be driven into the wall of the house and most likely will create dry rot. This weep screed is usually below the foundation sill. The purpose is to shed water outwards if any manages to get in.

    No, it’s in UC and built in 60s. Why? What was the issue with the house you mentioned?
