Danial was spot on. You only hear what you want. I was inciting nothing. The market is stuck and I said that. the market is going down and I’ve been saying that on this forum for over 2 years. Frankly, I’m surprised how resilient things have been in my area. My opinion, was, is and continues to be 30% off peak ( Spring 2004 in my area) nominally along the coast. In 3 years we have seen a decline of roughly 15% in the area I follow. I think we are about halfway there and think it will take at least 2 more years to get there. Furthermore, I have always believed we will then bottom out for at least 2 or 3 years within a very narrow range. I have publically stated that people shouldnt worry about timing the bottom. If you are willing to wait as long as it takes, the bottom should be pretty apparent and you will be able to buy within 5 to 10% of it for a long time.

So far I have been spot on in my area though I readily admit that I missed the steep and fast decline in the outlying areas like Escondido and Chula Vista.
