UR, I don’t know who “Hundley” is but agree with his message. However, agents don’t need to spend $500 to learn how to give this service to their buyer-clients. All they need to do is be “intimately familiar” with their service areas, duh . . .
Many buyers ARE frozen into inaction by all the “negative hype” out there. They truly aren’t interested in “fluff-talking” agents and trumped-up embellishments of neighborhoods and properties. Most have good eyesight and hearing and can also go on the internet.
UR, your service area is urban. I’m sure you already know that buyers want to know certain things about surrounding small businesses or when they can expect the lines to be buried on that street, etc. Much of the esoteric info a “neighborhood agent” possesses that they might consider “mundane” is valuable info to a potential buyer.
Even recs to the best local taco stands is a small “service,” lol ;=)
