Hilarious, faterikcartman!
I don’t even have my license hung at present and have a few old friends (now “sellers” who are in a similar situation) who call me periodically, after hours, of course, to complain about their RE agent and the low offers they are receiving when they are SURE there is equity in their property . . . lol! They think it is their agent’s fault that offers are coming in so low and don’t understand that this is the market right now.
Some have been “squatting” for awhile while their foreclosure process has been suspended. Others don’t have an NOD filed yet but are “sure” they can get out without a short sale.
These people just go on and on with me about all the improvements they’ve made and why their place is the “best house in the ‘hood.” I just tell them to study the comps inside and out in their respective neighborhoods and those are their sales comps.
