ParticipantWe used to live in that area. Very quiet back then. Black Mtn Rd ends near there so traffic was minimal. However with Carmel Valley Rd now open to 4S Ranch, traffic could be a lot different.
Backing up to a noisy road will always impact your resale value. We would never live in a house backed up to a noisy road. Been there, done that. But if you’re getting a good deal and the noise doesn’t bother you, no big deal. When you want to sell, you’ll just pass on that good deal to the next buyer.
Also, Oviedo St west of Black Mountain Rd is known as “Christmas Card Lane” in December:

ParticipantThe area you’re looking at is called Park Village. Nice area. Easy access to 56 and lots of shopping just north of the 56.
However, Black Mountain Rd south of the 56 gets a lot more traffic. Your backyard could get pretty noisy at rush hour. Also, the ‘day labor’ crowd peddles their services right under the 56 overpass.
If it were me, I’d look a few blocks west and get away from Black Mountain Rd. Something like this for a few bucks more:
