    I bought my house in April of this year (resale, not new). Last week, the spring for the garage door broke & I had it repaired.

    I just found out that all sellers are required to have a 1-year insurance/warranty. When something breaks during the first year, the new home owner can call the insurance company & have they come to the house to look at the problem & approve the repair.

    In my case, I’ve already fixed the problem (because I need to get my car out of the garage to use it). Has anyone been in a similar situation like myself ? Any advice would be appreciated.

    My home warranty vendor required one of their contractors to do the work. If I fixed the problem, I was not reimbursed.
